Hainan Reality Check: Front Page News Story at Market Watch on the Recent Spike in Hainan Property Values
var addthis_pub="mariocavolo"; We can all be feeling a bit puffed up from all the attention today as we find our lovely and expensive tropical island on the front page of the mainstream market news. HONG KONG (MarketWatch) -- It's home to a submarine base, a recent host for the Miss World beauty pageant, and it draws the likes of action hero Jackie Chan and legendary financier George Soros. And now China's southern island of Hainan can add another distinction -- the nation's newest hot property market. (link to full story at end of article) As the publisher of Sanya's Quarterly Real Estate Report, we predicted near the end of 2009 that prices for ocean front properties would and should level off in the 15 to 30,000rmb per square meter range. Well, we were wrong. Wrong because reasonable based on the past doesn't apply in today's economic environment, both globally and in China. Next page - taking a closer look to gain some insight. SanyaExpat Wishing Each of You a Happy, Healthy and Prosperous Year of the Tiger
var addthis_pub="mariocavolo"; This year's Chinese New Year celebration has many reasons to be a particularly auspicious and happy occasion. While I enjoy arguing the merits of too high too fast property prices, it is easy to notice the incredible economic, infrastructure and lifestyle progress which the government has supported and created. All around us, while whining about too much noise, the fact is that China's cities are cities being transformed for the better. Sanya has little infrastructure now yet we can clearly see billions being poured in through government infrastructure budgets and private developers to transform the island into a more worthy destination, as was done in Mexico with Cancun and Cabo San Lucas. Indeed Sanya and Hainan Island's progress will take time, and for many, be inconvenient over the coming years. Yet the vision is clear; of the Chinese government's recent declarations to bring Hainan's status up to an internationally recognized level, there is no doubt and only admiration of their remarkable plans and progress. While this year's holiday traffic is sure to be difficult, that is a reality no different than holiday traffic anywhere else in the world, is it? Try driving from Los Angeles to Las Vegas during Fourth of July or Labor Day weekend in the United States. We love to complain, to point out the important problems and conflicts, but sometimes we shouldn't. Instead we point out for example, that Dadonghai's main drag has been expanded to brand new three wide lanes on both sides with more sensible traffic barriers; undoubtedly there will be a massive improvement in traffic flow now and in the future compared to last year. While in Dadonghai, don't forget to stop by Coffee World right on Dadonghai beach for a perfect espresso and more. This past two weeks, my wife and I escaped once again up into the beautiful rainforest mountains and farmlands of the island to find that all of the dirt farm roads have been paved. Last week it was Boao, where we stayed at Elizabeth Kiderlen's lovely Boao Bed 'N Breakfast Inn Featured in the latest edition of Lonely Planet's China Guide, being served a breakfast feast including homemade banana bread and pumpkin pancakes while Freddie the Hainan Mynah bird sits on your shoulder gives you an idea of how special your stay will be. Sanya is a city scrambling to catch up. And scrambling they are; private businesses expanding and upgrading, training of employees increasing to meet the demands of increasing numbers of tourists, provincial and local government efforts to rebuild, brighten and beautify the city; the evidence is impressive and it is all around us. And so, in the spirit of recognizing the challenging yet amazing transformation of Sanya and the rest of Hainan Island, we especially appreciate our central role and responsibility here at SanyaExpat bringing the insights, updates and tips about Sanya to the world. As had happened many years earlier to my good friend Michael Connolly, founder of ShanghaiExpat www.shanghaiexpat.com I started SanyaExpat with his wise encouragement over three years ago and have now grown into a website which has averaged close to 3000 hits PER DAY during this year's winter holiday season. Mario's News Flash: Haikou Real Estate Has Geographically Relocated To The Moon
var addthis_pub="mariocavolo"; ......according to a very credible, longtime business and property owner in Haikou, when the sudden surge in property prices on Hainan took hold in the past three weeks, property values of new local oceanview apartments at the North Shore Beach area near the Sheraton Haikou shot up between 200 to 300% from 10,000rmb psqm to OFFER prices by eager buyers of 28,000rmb per square meter which are being summarily TURNED DOWN by property owners . UPDATE 2/5 - these wild prices increase are ONSITE CONFIRMED...I visited several properties in Haikou during the past two days...asking prices for seaview villas at Vanke's Business Club property moved from 25,000rmb psqm last month to 40,000rmb psqm this month; apartment prices from 10,000 to over 20,000rmb psqm...in the city' Guomao area....+ 15,000rmb sqm....Haikou?? NUTS boys 'n girls!! On another note, I do have a new property listing for our readers and clients - this is a 200 MU property parcel now available on the dark side of the moon at only 2500rmb per sq meter, comparable to current prices in the Li Jiang Yunnan region. Prices are still reasonably low because that particular region of the moon is quite cold and undeveloped to date. However, showing a high level of foresight on such matters, each villa will have in floor solar heating to keep your toes warm whilst you are trying to catch your breath in the thin, dry air at such high altitude. I know you may be confused regarding things such as gravity and atmosphere and build quality. Its ok. Really. Finally, it is rumored that groups of investors from Wenzhou are currently eyeing and about to snatch up this particular new project development. We also heard that Shanghai real estate veteran Sam Crispin is also moving quickly for his slice of the moon mu pie. Deposits for PHASE II Moon MU We are now also accepting refundable deposits of 100,000rmb per MU for the PHASE TWO development which sits on a separate parcel on a much more attractive mooncrater hillside with partial sunsets which we have set to begin construction just after Chinese New Year 2013. Prices on the PHASE II development will be announced at that time. But don't worry as we are quite certain the PHASE II asking prices will not go up as much as they have in the past three weeks in Haikou and Sanya, suggesting an outstanding investment opportunity on the horizon, um sorry, on the moon. For further research we recommend you google keywords "china, haikou, sanya, moon, bubble?, property, investments, gambling, is there any air on the moon?" SanyaExpat Chinese New Year 2010 Beach Tips for Yalong Bay, Dadonghai & Sanya Bay
var addthis_pub="mariocavolo"; Here's a quick set of tips and recommendations for the Sanya beaches as we approach the Chinese New Year in Sanya. Yalong Bay - This is a great beach to spend the day. If you want fancy, park at the Sheraton/Marriott/Hilton/Ritz end. If you want to enjoy a great beach on a budget, park at the Holiday Inn end of the beach and you will find many beachside vendors offering typical low priced Chinese street food/barbecue and drinks. In front of the Aegean Conifer is a barbecue/snack cafe on the beach with nice tables and chairs in the shade. Dadonghai - The center of this beach rates a a big time AVOID. If you stay the far west end (near the Dadonghai Square and South China hotel) or east end (near the Jin Ling and Shan Hai Tian hotels) the beach area and boardwalk is great. Find Wave Bar for cheap beers at the beach. If you stay in the middle of Dadonghai, stay ONLY at the beachfront. 30 meters back its a filthy Armageddon leaving me wondering why any tourist in their right mind would ever voluntarily sit street side to have a meal and feel happy. However, suffer the neighborhood to enjoy Marco Polo Italian restaurant, Pattaya Thai restaurant on the beach in front of the InTyme resort, and the 2nd floor Hong Kong Dim Sum restaurant at the BaoHong hotel. Also heard recently that Blue Lotus russian restaurant is currently serving up really good chow. Sanya Bay - What's better than a 20km long sunset beach lined with tropical palm trees and grass for shady areas to picnic? However, the water and sand are below what one would hope. The best of Sanya Bay is at Jin Ji Ling Lu where you'll find Fat Daddy's and Casa Mia and the Japanese restaurant. Also, drive about 5 km further up toward the Howard Johnson and look for lantern lights on the beach where you'll find local vendors with chairs and tables right on the beach doing barbecue and cold beers...fabulous.
